Adelaide property values soar as top performing suburbs named

South Australia’s statewide and metropolitan median house values have climbed over the past three months to a new record, demonstrating further proof of Adelaide’s resilient housing market.

It’s unlikely to offer hope to those trying to get into the market, however.

According to the latest Valuer-General’s quarterly report for the year’s third quarter, South Australia’s median home value has increased 1.27 per cent or $10,000 over the past quarter to an even $800,000, while Adelaide’s metropolitan median is up $12,000 or 1.39 per cent to $877,000.

SA’s statewide median home value is also up 10.34 per cent, or $75,000 on this time last year, with Adelaide’s metropolitan median up 8.94 per cent or $72,000.

The state recorded 6293 sales for the quarter – up from the 6135 recorded for the same quarter last year, but down from the 6730 recorded in this year’s second quarter.

Real Estate Institute of South Australia chief executive Andrea Heading said SA’s market was performing strongly.

“The market has proven remarkably steady and reliable throughout the year. Buyers are clearly still active and willing to pay for quality, well-positioned homes,” Ms Heading said.

“While growth remains strong, it is underpinned by sensible buying behaviour — people are seeking stability and long-term value in the South Australian market, not just short-term opportunity.”

According to the report, the median metropolitan unit value is also up 6.33 per cent or $39,555 over the past quarter, and 13.6 per cent, or $79,555, over the past 12 months to a $664,555 median.

City units and apartments, on the other hand, dropped in value for both periods – down 4.58 per cent or $24,500 for the quarter, and 7.18 per cent or $39,500 over the past 12 months.

Of suburbs to have recorded at least 10 sales for this year and last’s second quarters – experts determine 10 sales to be the minimum to form a statistically reliable average – Somerton Park recorded the greatest percentage increase over the past 12 months, with the median up 40.03 per cent, or $677,500 from $1.6925m to $2.37m.

This is from 17 sales last quarter and 19 in the same quarter in 2024.

Ray White Glenelg agent Simon O’Donohue said Somerton Park was very much a destination suburb.

“Once people go there that’s where they want to stay,” he said.

“There’s a fantastic mix of new, architectural builds combined with the older dwellings with space – add to that the lifestyle of the boutique restaurants and a great beach and you’ve got everything you’re ever going to need there.

“I don’t see anything in Somerton Park that is looking like going backwards – it’s only trending upwards.”

Somerton Park resident Victoria Lecky, who is currently selling her 16 Rymill Rd home through Mr O’Donohue said Somerton Park offered a relaxed family-friendly lifestyle without the busyness of nearby Glenelg or Henley Beach.

“It’s a quiet, beautiful beach and I can walk everywhere from here – I have almost every small business I could want within walking distance,” she said.

“I couldn’t want for any more.

“There are plenty of new places going up and new families moving in but that hasn’t changed the feel of it – it still feels like it’s got a really good community base.”

For regional buyers, Murray Bridge houses have had the greatest increase over the past three months – up $40,000, or 7.55 per cent for the quarter to $570,000, while Port Pirie houses experienced the greatest rise over the past 12 months.

Values here are up $135,000 or 58.7 per cent, to $365,000.

It comes as new data from Oliver Hume reveals median prices for vacant land across metropolitan Adelaide were up 32.1 per cent, or $84,990 to $349,990 over the 12 months to October.

Port Adelaide Enfield block prices jumped the most – up 153.6 per cent or $403,875 for the quarter and 101.8 per cent or $336,375 year on year to a $666,875 median.

Adelaide Plains Council has Adelaide’s cheapest vacant lots with a median of $229,900.

Only one council experienced a median price drop for both the past quarter and year – Onkaparinga – which is down $94,000 in the past three months and $80,000 year on year.

Revealed: The SA suburbs where every household is struggling to survive

The state of the current housing crisis has been laid bare with new data revealing there are five SA suburbs where every household is experiencing mortgage or rental stress – something one expert says could lead to an increase in crime and domestic violence.

Walkley Heights in Adelaide’s northern suburbs and Magill in the leafy east both have 100 per cent of homeowners currently cashflow-stressed, meaning their expenditure is exceeding income.

It is closely followed by Elizabeth North, again in the northern suburbs at 97.4 per cent of households, and Mount Barker in the Adelaide Hills at 95.8 per cent.

More than nine in 10 (91.7 per cent) households in Oakden are stressed, while Paralowie, Parafield Gardens, Marion, Seaford Rise and Gawler East rounded out the top 10.

Digital Finance Analytics analyst Martin North

Digital Finance Analytics data scientist and banking analyst Martin North said high-growth suburbs were seeing highest stress levels defined by cashflow, because of a concentration of new purchasers, especially first time buyers, plus home and land packages which tend to have high a loan-to-value ratio.

“Stress shows households have cash flow pressure, so they cut back on spending, and hunker down, leading to lower economic activity,” he said.

“If this continues some people may eventually default on their mortgage, but this process takes a long time, and banks try to “extend and pretend” by extending loan terms or offering interest only.

“It also means more people working more jobs, more social pressure, and eventually higher crime and family violence.”

When it comes to rental stress, there were three SA suburbs where all households had more money leaving it than coming into it.

They were Marion in Adelaide’s south, Glenlelg North in the west, and the northwestern Woodville North which all recorded a 100 per cent stressed rate.

Oakden and Croydon Park completed the top five, with 90.9 per cent and 88.9 per cent of households stressed respectively, while Payneham, Seaton, Murray Bridge, South Plympton and Clearview completing the top 10.

“Rental stress is way worse than mortgage stress,” Mr North said.

“This is the bigger immediate issue given low rental supply and rising rents.”

Turner Real Estate managing director Lachlan Turner said a lack of supply across both markets were fuelling the need for people to spend.

“Stock levels continue to tighten, sitting 15 per cent lower than this time last year, with lower-quartile homes – between $600,000 and $700,000 – leading price growth, up 3.3 per cent for the quarter compared to 1.7 per cent at the upper end – $1.2m-plus,” he said.

“Meanwhile, the rental market remains highly competitive, with weekly asking rents averaging $610 for houses and $550 for units, delivering healthy 3.4 per cent and 4.5 per cent gross yields respectively.”

Brushing up on your negotiation techniques with the insider knowledge of a real estate agent can have a big impact on how much you pay for a home.

Buying a house can be an overwhelming experience, particularly if you have your heart set on a place you’ve seen recently.

With inflation uncertainty the volatility in the economy to consider, every dollar you can save on the purchase price can reduce your loan repayments.

By brushing up on your negotiation techniques, you could potentially save tens of thousands on the asking price of a home.

Mortgage Choice has asked some real estate agents to share some of the best negotiation techniques they’ve seen over their years in the industry, which are outlined below.

1. Be prepared

Before you even start negotiating, make sure you know exactly what you’re in the market for and what you can afford in repayments.

Being prepared also means seeking pre-approval and knowing your financial limits, which can give you the confidence to make an offer and walk away. Sitting down with a mortgage broker ahead of your home hunt can make all the difference when it comes to fully understanding your situation.

When making an offer, make sure that the offer is the price you want to pay, not necessarily what the asking price is. If the property needs work, make sure you take this into account when preparing to make an offer.

2. Be transparent

Now isn’t the time to hold your cards close to your chest. Successful negotiation isn’t about certain techniques as much as it is about knowing local agents and building trusted relationships with them, BresicWhitney chief executive (CEO) and director Thomas McGlynn says.

“Be clear and communicate your position and what you’re looking to achieve, along with honest feedback of properties you might have recently seen," he adds.

"This not only helps the agent you’re dealing with, but by extension it helps the seller understand local feedback and where the market is truly at."

3. Back your decisions

While being transparent and communicative is important, Mr McGlynn says you should be firm and back your decisions at the same time.

“If you’re steadfast on either price, area or requirements of a home, these are likely very important to you. Don’t feel pressured to compromise," he says.

"Focus on educating yourself too – be present and active in your local market, attend open homes and auctions and research local sales so that you’re informed."

4. Avoid analysis paralysis

It's vital not to get too focused on trying to time the market, or you could get stuck in analysis paralysis.

McGlynn reminds buyers that time in the market will yield far better results that trying to time the market.

“Buying when it suits you financially and in line with your requirements or goals is what’s important. There’s opportunity in almost all market conditions, and the majority of well-located, quality properties, particularly those around the key lifestyle markets of Sydney, will perform well over time."

A great agent who you trust will be able to help you uncover these opportunities and make sense of the market, he says.

5. Understand the demand

All over the country, certain neighbourhoods and suburbs are in greater demand than others, which will impact your ability to negotiate.

Do your research by looking up recent sales in the area to understand what similar properties have sold for. This will give you a benchmark on what homes have been selling for recently, which can help you work out how low you could go without offending the vendor in the process.

6. Consider the economy

A lot can change in a few short months when it comes to property prices, and therefore your ability to negotiate.

There’s a lot of uncertainty out there right now. While one more cash rate cut for 2025 was looking very likely, the release of September quarter inflation figures has all but quashed any chances.

These factors can all impact the market, which could be favouring buyers or sellers at the moment. Check sales history of properties online, and keep an eye on market insights and economic reports to understand what’s happening to the market in the area you want to purchase in.

7. Temper your emotions

Don’t forget that the vendor is selling the property and the buyer is there to purchase, and the agent is there to facilitate the process and manage the communication between the two parties, says Jellis Craig CEO Andrew McCann.

Even if the agent has just walked you through the home of your dreams, remind yourself that good negotiators temper their emotions and enthusiasm and walk away calmly to gather their thoughts and work out their next move.

“Buyers that handle the negotiations poorly sometimes come across too aggressively and get the vendor offside," he warns. "Once the vendor has emotionally decided that they don’t like the buyer for one reason or another and decide don’t want to sell to them because perhaps the buyer is playing too hard, negotiations can stall pretty quickly."

8. Put an offer in writing

Buyers should be transparent about their level of interest. This means negotiating in good faith and putting their offer in writing.

“The agent has a duty to take all offers to the vendor, and when the offer is in writing, it shows a willingness and intent and builds trust into the process that the buyer is genuine,” Mr McCann explains.

The development offers a variety of housing options in the bushland by the Gold Coast, with each home offered under a single contract as a complete land and house package.

AVID Queensland general manager Anthony Demiris said the team was happy to have delivered affordable home options for buyers in an area seeing high demand.

“Amara is a very special project of ours, delivering 180 turnkey homes in a rare bushland setting which had no true offering of new, completed homes,” he said.

“We are very proud to have delivered vital housing to the region amid rapid population growth and increased demand for housing.”

Land sizes for the turnkey homes range from 375 sqm to 1,536 sqm in size.

Couple Courtney Bignell and Jake Rist, along with their baby, are one of the many families to have bought into the area.

Home designs include premium finishings and floor plans encouraging natural light, driven by market research conducted by AVID with 400 participants.

Residents will be moving into an area with a series of established community events, including Meet & Greets and a large Christmas celebration in the nearby park.

With prices beginning at $850,000, AVID attributed its successful sales campaign to their fixed price, single contract plan. AVID has used this plan across several of their developments, including Brentwood Forest in Bellbird Park and Chambers Ridge in Park Ridge.

Interested buyers unable to get a spot in time have been placed on a waiting list, and have been informed of other upcoming developments with AVID.

Prices began at $850,000, with interested parties left on a waitlist in case a vacancy becomes available.

While Amara is still completing its construction, residents will be able to enjoy established community events in the pre-existing project once they move in.

“We are incredibly proud that every home delivered by Villaworld Homes is done so under a single contract,” Mr Demiris said, “allowing buyers to lock in their home’s value early and reap the growth that accumulates with the maturation of the community.”

“This is a key priority for us and something we fully intend to deliver for future projects.”

An Upper North Shore suburb’s record has been smashed with a $18.5m sale surpassing the previous record by $4m.

David Walker director of Ray White Upper North Shore broke the Wahroonga record with the sale of 58-60 Carrington Road.

The previous suburb record stood at $14.5m from the 2022 transaction of 33 Water Street.

This comes after the recent sale of the one-time Turramurra home of pioneering aviator the late Nancy Bird Walton sold for close to $10m to a Sydney family after the historic Upper North Shore home was renovated by Telstra senior executive David Burns and Edwina Burns after purchasing the home in 2021 for $7.875m.

According to recent PropTrack data, the Wahroonga suburb median house price in October sits at $2.875m with the median unit price of $1.125m.

The data also revealed an average of 51 median days on market for houses and 64 median days on market for units.

Late Christian Brother’s Rose Bay beachfront flat has $1.6m guide

A beachside apartment that was previously owned by a Christian Brother who died tragically in Africa has hit the market with an attractive price guide.

Br Moy Hitchen died of kidney failure in Zambia 2019 and left the unit that he’d owned for more than three decades at 4/744 New South Head Rd, Rose Bay to Gilgandra Local Aboriginal Land Council.

But now the freshly painted two-bedder in the Art Deco block of nine, Del Rey, has hit the market with Angus Gorrie of Ray White Eastern Beaches.

The guide for November 8 auction was initially $1.5m, but he’s lifted it to $1.6m because of strong interest in the apartment, which has manicured gardens and a gate opening onto the beach.

Alfred Deakin’s Point Lonsdale home listed for sale

The historic Point Lonsdale home of Australia’s second prime minister Alfred Deakin has been listed for sale despite a long-running campaign to bring it into public hands.

The heritage-listed house named Ballara, meaning resting place, was designed and built during Deakin’s second term as prime minister in 1907 and became an important retreat where he would read, write and develop political ideas.

His wife Pattie designed the native gardens and established the Point Lonsdale War Memorial on the property, which has been passed down through descendants and is now retained by 10 brothers and cousins.

But in recent years some had sought to sell their stake in the 1.68ha property, which sparked a long-running campaign to have Ballara bought into public hands.

But VCAT set a deadline for the campaign to save the property after one of the owners asked for an order a sale.

The historic Point Lonsdale home of Australia’s second prime minister Alfred Deakin has been listed for sale.

The heritage-listed house named Ballara became an important retreat where Deakin would read, write and develop political ideas.

The property had been valued at $8m but great-grandson Tom Harley said $4m has been raised in pledges from locals, family members, the Borough of Queenscliffe, philanthropic supporters, with the understanding of a matched commitment from the Commonwealth needed to secure the property for community use.

Mr Harley said agreement had been secured with Deakin University to manage Ballara for the community, while family will also establish a $500,000 trust to support future upkeep.

The property is listed for sale with price hopes from $7.5m to $8.25m, with expressions of interest closing on December 9.

Elders Geelong agent Peter Lindeman said the property is of exceptional national, cultural, and environmental significance.

“Offered for the first time in 117 years, this estate embodies the rare harmony of heritage, nature, and legacy.

“To own Ballara is to become a custodian of a story woven into the very fabric of our nation,” he said.

Finance guru and former Sunrise host David Koch is warning Aussies to lock up their gold jewellery in the wake of The Louvre heist and the frenzied rush for the precious metal.

This as a Compare the Market survey of more than 1000 Australians has found nearly a quarter made a contents insurance claim in the past five years, with one in 10 making more than one claim.

Almost 18 per cent of the claims reported related to theft.

“Chaotic scenes at The Louvre in Paris last week were like the physical embodiment

of the frenzied buying spree pushing record-breaking prices above $6,000 an

ounce,” Mr Koch said.

With gold prices “careening to dizzying new heights”, he said there was a real threat that less

sophisticated thieves may be tempted to get their hands on it.

“And, now you’re less likely to see stolen items show up in pawn shops or social media marketplaces, because it’s all too easy to have them melted down and converted to cold hard cash in a cruel and senseless fashion,” he said.

“Most thieves aren’t criminal masterminds with an elaborate plot — they are

opportunistic intruders taking advantage of an open door or window, so lock up!”

The survey found there are signs Australians are taking crime more seriously with nearly 60 per cent of respondents taking some action to make their homes more secure.

About a third had installed security cameras, 17 per cent had installed alarms, and 22 per cent had added motion sensor lights to their properties to deter thieves.

“Another easy and cost-effective way to protect your belongings is to keep them

hidden in a not-so-obvious place,” Mr Koch said.

“Most intruders will check the usual spots so think creatively when choosing a hiding place.”

Another good tip was to avoid posting on social media while away on holiday.

“Best to hold off on posting until you’re back and manning the fort,” Mr Koch said. “And, if you’re away for an extended period, ask a friend or neighbour to check in on your property and make sure the lawn is looking neat and there’s not loads of mail and packages poking out of the letterbox.”

If the worst happens and your jewellery is stolen, having a photograph of it could help the police track it down.

No-reserve auction in Adelaide Hills hopes to go big for charity

The price paid for this Mt Barker home will directly support an Australian charity that’s been helping children and their families for the last 50 years.

Set in the Emerald Way estate in Mt Barker’s east, the four-bedroom home is being auctioned off to support Variety – the Children’s Charity, thanks to some generous donations from the builder, estate developer, and others in the community.

Urban Edge SA built the home, which sits on a 495m2 at 2 Emerald Way, Mount Barker. The builder, together with Emerald Way Land Developments, has partnered with Century 21 SA and marketing firm Adelady to sell it at a no-reserve auction on 21 November.

The whole effort has a big goal: to raise more than $1 million for the charity through the net proceeds of the auction, sponsorships and further fundraising happening through this campaign.

Variety will be the recipient of this mammoth effort, with the funds supporting its work with kids and their families facing challenges through sickness, disadvantage or living with disability.

For Joe Belperio, director of the Emerald Way estate, the cause is one that’s close to his heart. The house has been named “Amelie” after the daughter he and his family tragically lost at age three.

“Amelie’s passing left a void in our hearts. Creating this home in her memory allows us to transform our grief into a beacon of hope for other families. It’s our way of giving back to those in need as we know what it’s like to walk in their shoes,” Mr Belpiro said of the project when it was first announced.

He added that for some time he has been hoping to assist children “who may need special help in their journey”.

Urban Edge SA director Ameen Farah said that many thoughtful hours of planning and design had gone into the creation of this home, with the project having been in the works for several years.

Burnt Punchbowl unit block to be redeveloped into ‘cash cow’ after big sale

A unit block on Victoria Rd in Punchbowl was destroyed by fire in 2024 and has sat idle under a large blue tarp.

From ashes to asset, a longstanding eyesore in Punchbowl has changed hands with an off-market sale to a developer set to refurbish the property for rental return.

For more than a year, the block of units at 164–166 Victoria Road, destroyed by fire in 2024, has sat idle under a large blue tarp that has become a daily reminder of the blaze for locals.

On Tuesday, it was sold off-market to a local developer for $2.9m with plans to restore it to its former glory.

Lead agent Fadi Hajjar principal of Class Realty Bankstown said local feedback was that neighbours are relieved and excited to see movement on the property at last.

“It’s been a tough sight for the community,” Mr Hajjar said.

“To know the blue tarp is finally going and to have a developer ready to breathe life back into the building – it’s a great sign of confidence for Punchbowl.”

Mr Hajjar said the investigation found the fire was from a former tenant misusing a power point, the blaze went through the top left unit and spread through the roof of the building damaging the other properties.

The property currently without its roof, was completely gutted out including everything from kitchens, bathrooms and its ground floor also ripped out.

“It’s been stripped back all the way through to a shell,” Mr Hajjar said.

“The fire department put up the temporary blue tarp – but that’s been an eyesore for the local residents, when we were there doing inspections they were so relieved that something is finally happening with that building.”

Mr Hajjar said engineer’s reports post-fire showed the building could be salvaged and still maintained structural integrity due to its double brick solid construction.

“They don’t build them like they used to,” he said.

“I think that’s the attractive thing about the old red brick buildings, that they are built to last.”

It was a previous sale in the suburb that led the owners to reach out to the agency, with a block of units Mr Hajjar sold earlier this year in the suburb for $3.8m at 13 Rosemont Street North.

Mr Hajjar said when the owners of Victoria Rd contacted them, they had a number of developers and investors who they thought would be interested leading to its off-market campaign and local developer who snapped up the opportunity after seeing the value in its restoration.

“Their plan is to most likely hold on to it as a long-term investment after bringing it back to its former glory and improving it,” Mr Hajjar said.

“They’ve done several other local developments.

“They are looking to hold on to it and keep it as a little cash cow for them.”

The residence includes four downstairs and four upstairs units with identical floorplans that are mirrored and flipped.

According to Mr Hajjar, the buyers’ plans include an entire refurbishment and once complete, the eight apartments will be offered to the market as rentals.

“They are well-proportioned, two-bedroom units, they are quite sizeable inside and it has a really nice layout so I think the finished product will look quite nice,” he said.

The buyer plans to restore the unit block for rental opportunity.

Mr Hajjar added Punchbowl continues to see uplift, with the Sydney Metro set for completion in 2026 as well as other local developments pushing its strong rental market.

“We find that people who like to buy these buildings are quite wealthy investors and like the fact that they are on one title, you don’t need to strata it and have all those overheads,” he said.

“On something like this, we’re looking like $280-odd thousand a year in rental return for the finished product.”

The couple had a renovation under their belt but it was their first new build.

Their next project is an older house in the same suburb.

“A lot are moving from Ascot, Hamilton and Clayfield,” he said.

He added that interest in the Avenell property had so far come from interstate, including a “very interest family in Adelaide,”, Hong Kong and inner-city Brisbane suburbs.

The median age of those who call Wavell Heights home is now 37, with just 16.55 per cent of the population aged over 60.

‘Housing is a human right’: The industry voice joining the push to end homelessness

For Scott Rollason, housing is not a commodity, it’s a basic human right.

Mr Rollason, the Real Estate Institute of Australia (REIA) chief executive, said when people experienced homelessness, they were often stripped of multiple human rights from education and privacy to security and health.

“It’s really about treating housing as a human right, not a commodity,” Mr Rollason said.

“People experiencing homelessness are facing violations of several rights, and that’s something we can’t ignore.”

Mr Rollason is among the property leaders taking part in A Night Without Home, a national fundraising challenge held throughout October to support the new A Home for All Foundation.

The foundation has brought together the entire property industry to help end homelessness in Australia by driving awareness, raising funds, and supporting long-term housing solutions.

All of the funds raised this financial year will go to charities working to support those experiencing homelessness due to family and domestic violence.

In October, Mr Rollason will spend a night sleeping in his car in Canberra to raise money and awareness for the cause.

He said the REIA team quickly rallied behind the initiative, with several staff members also signing up to take part.

“We kicked off fundraising as soon as the foundation launched,” he said.

“We have others from REIA also taking part, and the whole national team has been getting behind it. It’s great to see that energy and commitment.”

Mr Rollason has been one of the top individual fundraisers for A Home for All Foundation this year, having raised more than $6,600 at the time of publication.

While homelessness is often associated with people sleeping rough, that group makes up just 6% of the more than 122,000 Australians who have no safe place to call home on any given night.

Most homelessness is hidden, with the majority of people experiencing homelessness often couch surfing, living in cars, or staying in temporary accommodation without security.

“As real estate professionals, we’re stewards of trillions of dollars' worth of property assets across Australia,” he said.

“Our property managers are seeing lines out the door for rentals, and we see firsthand the challenges people face in finding a roof over their head.

“Being able to give back through initiatives like this is incredibly important.”

He added that the industry was already showing up for the community in meaningful ways.

“Coming into this role, I’ve been blown away by the contributions across the industry, not just to tackle homelessness, but to support the broader community when it’s needed,” he said.

Mr Rollason is also a member of the A Home for All Foundation’s advisory committee and said he was humbled to work alongside others equally passionate about housing and social good.

For the REIA chief executive, the campaign is more than a symbolic gesture - it’s about ensuring Australia’s property leaders take collective responsibility for helping those left behind.

“It’s really powerful to see the industry come together around this issue,” he said.

“At the end of the day, housing is central to everything, it’s the foundation of stability, health and opportunity.

“We all have a role to play in making sure every Australian has a safe place to call home.”

‘Everyone deserves a safe space’: Inside the growing movement tackling housing insecurity

When Jellis Craig’s Sally Heeley and Felicity Allen talk about homelessness and housing insecurity, they speak about people and the basic right to a safe place to call home rather than statistics.

“It’s a human right to have shelter and feel safe,” said Ms Allen, who is the real estate group’s senior marketing communications manager.

“There’s no reason anyone in Australia should have to experience homelessness or housing insecurity.”

It's why the pair have joined A Night Without Home, a nationwide challenge encouraging people to go without home comforts for one night in October to raise funds and awareness for people experiencing homelessness.

It’s the first campaign by the newly launch A Home For All Foundation, a national initiative uniting the property industry to help end homelessness by raising much-needed awareness and money to tackle the problem.

All money raised for A Home For All Foundation this financial year will go to charities working to support those experiencing homelessness due to family and domestic violence.

Ms Allen and Ms Heeley see the issue not just as a community challenge, but as one the property industry has a responsibility to help solve.

“Our business is all about helping people find homes,” said Ms Heeley, who is the Jellis Craig Foundation manager.

“So when you think about the number of Australians without one, it really hits home for us as an industry.”

The Jellis Craig Foundation was created in 2013 and has since raised more than $4 million for charitable partners.

The group’s staff recently voted on the issues that they cared about the most, and three themes emerged: homelessness, mental health, and domestic violence.

“Our people wanted us to focus on these three areas, and they’re all closely linked,” Ms Heeley said.

Through the foundation, Jellis Craig has supported organisations such as The Big Umbrella, which provides meals to people sleeping rough, and Lighthouse Foundation, which helps vulnerable young people into supported accommodation.

It has also helped the McAuley Community Services for Women, which assists women escaping family and domestic violence; and LifeChanger Foundation, which delivers youth mental health programs.

But Ms Heeley said their involvement goes far beyond providing funding.

She said their teams rolled up their sleeves, painting and gardening at Lighthouse Foundation homes or cooking and serving meals with The Big Umbrella.

Ms Heeley, Ms Allen and numerous Jellis Craig staff will take part in A Night Without Home this October, including chief executive Andrew McCann who will sleep in his car overnight.

Ms Allen said the event was an important reminder that homelessness took many forms.

“People often think of rough sleeping, but that’s only a small fraction,” she said.

“So many people are couch surfing, living in cars, or staying in temporary accommodation. It’s hidden and it’s happening in every suburb.”

More than 122,000 Australians have no safe or secure place to live on any given night, according to Census data, and just 6% of them are sleeping rough.

Both Ms Heeley and Ms Allen said community work had become deeply embedded in Jellis Craig’s culture.

“We’ve raised over $4 million since the foundation began, but what really stands out is the level of participation from our people,” Ms Heeley said.

“It’s part of who we are. Everyone wants to get involved, and it brings our teams closer together.”

Ms Allen agreed, saying the sense of purpose flowed through the business.

“When you’re out there cooking meals or talking to people on the street, it completely shifts your perspective,” she said.

“It reminds you that we’re all human, and that housing is the foundation for everything else. Everyone deserves a safe space to call home.”

Prominent developer Josh Buxton has listed his luxurious Brighton family home for sale with a $7.5m-$8.25m asking range.

The four-bedroom house at 53 Whyte St is full of jaw-dropping features including a wellness set-up with a $15,000 barrel sauna and a circa-$6500 ice bath.

Mr Buxton is Buxton Projects’ director and the former director of marketing at MAB Corporation.

Mr Buxton’s father Michael founded MAB, while Josh founded Buxton Projects.

MAB developed the Docklands residential and retail complex NewQuay and the Merrifield estate in Melbourne’s north.

And Buxton Projects has completed townhouse and apartment developments in several suburbs including Toorak and South Yarra.

The Buxton family has been involved in Melbourne real estate for more than 150 years since Mr Buxton’s great-grandfather John Robert established JR Buxton Real Estate (now Buxton Real Estate Group) in 1861.

The family sold out of the agency in the 1980s and also sold out of the property group Becton, which Micheal also established, during the next decade but is still involved with MAB.

The house is directly opposite Whyte St Park and close to Were St village, Church St’s restaurants and retail, schools and Brighton’s bathing boxes.

Twin Liebherr refrigerators, Miele appliances and a butler’s scullery with a second dishwasher, oven and microwave in the kitchen.

Mr Buxton said the home, inspired by mid-century modern principles and tropical retreats, was built about five years ago for his family of five.

Building designer Enzo Campus, builder Stonnington Group and garden designer Eugene Gilligan collaborated on the property which incorporates a solar-heated mineral pool and in-ground trampoline in a forest-like outdoor setting, an entertainer’s terrace with a barbecue kitchen, a study looking out to a Zen garden and movable interior glass walls weighing up to 400kg.

There’s also a Tesla power-wall home energy storage system, 32-panel solar system and an electric car charger.

Features such as marble benchtops were imported from Italy while door hinges and hardware came from Germany.

Inspiration for the garden’s design included images of forests.

The family dog, a golden retriever named Chilli Chocolate Muffin, stars in both the listing photos and video. Mr Buxton’s children couldn’t decide on just one name for the pup.

Mr Buxton described the house as “extremely peaceful” and “a sanctuary from the business of city living”.

The wellness set-up with its pool, sauna and ice bath are ideal for recovering from his favourite past-times such as rowing, tennis, windsurfing and surfing.

“I play a lot of sport and used to own a chain of gymnasiums,” he said.

“Recovery is important to get the most out of life and for longevity.”

The family’s dog – a golden retriever named Chilli Chocolate Muffin by Mr Buxton’s children – sometimes goes missing in the green-filled garden that was inspired by the family’s love of nature.

Each of the big four banks have announced job cuts this year.

Westpac has been accused of delivering an early Christmas heartbreak to its frontline workers, slashing more than a hundred branch jobs just weeks out from the holidays.

And the move has come as hopes fade for another round of interest rate relief.

The Finance Sector Union (FSU) issued a release blasting the bank for what it called a “heartless and disrespectful” decision to cut 134 teller and personal banker roles across 99 branches nationwide.

The union noted that the cuts are coming less than two months before Christmas.

Westpac had earlier announced about 1,500 job cuts in May, coinciding with thousands of role cuts from other big four bank payrolls so far this year.

ANZ announced in August it was cutting 3,500 staff plus 1,000 contract roles over the coming year, while NAB earlier announced it was axing 400 jobs. CBA slashed about 100 retail banking jobs.

The cuts come as new inflation figures released Wednesday came in hotter than expected, all but killing off hopes of another interest rate cut this year.

The ABS figures showed annual inflation was above expectations at 3 per cent – largely due to soaring electricity prices reigniting cost pressures in the economy.

CBA has now revealed it expects no more rate cuts in the foreseeable future. NAB is expecting one more cash rate cut in May, while ANZ is expecting one last cut in February. Westpac forecasts are under review.

Westpac job cuts have followed similar moves from rival banks as they move more operations online.

Westpac retail banking general manager Damien Macrae commented last month that it would be offsetting losses in retail banking staff with investments in other business units.

But the FSU said the timing could not be worse and accused the bank of abandoning workers.

Finance Sector Union national president Wendy Street said Westpac had “jumped the gun” on job cuts despite promising only last month to invest $5m into a new “capability fund” for upskilling retail staff.

“These are tellers and personal bankers who have stood by customers during a difficult few years,” Ms Streets said. “They deserve respect, consultation and the time to make real decisions about their future, without being rushed out the door.”

The Finance Sector Union had earlier rallied against ANZ job cuts, with the group’s national secretary Julia Angrisano commenting in September that cuts would impact services.

“You can’t cut 3,500 employees (14 per cent of the ANZ workforce) and expect there not to be any impact on services and customers,” she said at the time.

The FSU is calling on Westpac to delay job losses until after Christmas and consider options for redeployment or voluntary redundancy.

“Westpac has a choice,” Ms Street said. “It can pause these cuts and treat its people with fairness and decency and work with us to find solutions — or it can prove that it’s choosing the path of chaos and putting profits over people.”

VanEck’s head of investments and capital markets Russel Chesler said the RBA’s “next move could be a rate increase if inflation doesn’t change course”.

Property economist Andrew Wilson said pressure on banks to deliver lower rates could diminish due to growing economic uncertainty.

He warned that the risk of the RBA reversing one of this year’s earlier cuts “cannot be ruled out” if inflation stays sticky.

“There’s no clear environment for business or inflation right now. It’s all in flux,” Mr Wilson said.

“Maybe the RBA was one rate cut ahead of the cycle this year. If inflation doesn’t settle, they may have to give one back.”
