The property-buying process can seem intimidating, but with a bit of insider know-how up your sleeve, you’ll be better able to navigate its trickier parts.

One of those parts is the period between signing the contract and settlement.

This period is something of a grey area: while the property isn’t officially yours just yet, it does mean you’ve entered into an agreement to buy it.

And given the settlement period can be up to several months, it’s a good time to get organised for your move.

Whether it’s getting your home loan firmly in place or setting up your utilities well in advance (perhaps with much-loved Australian energy retailer, Origin Energy), you’ll need to tick off some essential tasks as soon as you sign the dotted line.

Here are 7 of them, according to a buyer’s agent.

1. Pay the deposit

Your first step is to hand over the deposit you worked so hard to save.

The deposit is a percentage of the purchase price and is usually paid once the contract is signed.

After the payment is made, the conveyancer or real estate agent handling the sale will hold the deposit in a trust account until the settlement date rolls around.

The settlement date is when you have to pay the remaining amount for the property (either in cash or via your home loan), and when the property is officially yours.

Richie Ragel, co-founder of buyer’s agency Milk Chocolate Property, recommends confirming the deposit amount first.

“You’ll want to check the deposit amount outlined in your contract,” he says.

“Make sure it’s the same as what you agreed on during negotiations and is in line with your lender’s conditions.”

2. Finalise financing

You might’ve secured home loan pre-approval before you started the property hunt, but now is the time to make things official.

Let your home loan provider know you’ve signed the contract and provide a copy of it so they can review the purchase price, settlement date and other important information.

They may also ask for other documents, like proof of income, bank statements and expenses, to verify your finances and confirm you can service the loan.

Your lender will then conduct a property valuation to figure out if your new home’s price is in line with its market value before approving your finance.

If for whatever reason your home loan doesn’t get approved, you may be protected by the contract of sale.

“Some contracts are marked ‘subject to finance’, which basically means the sale will only go ahead if the buyer can secure a home loan,” Mr Ragel adds.

“This may allow you to rescind the contract if your finance application falls through and potentially have your deposit refunded.”

3. Prepare for more inspections

You might think viewing the property once is enough, but even after signing the contract, there are some essential inspections you should undertake.

One is a building and pest inspection.

Your contract may have a clause that allows you to conduct this inspection after signing, possibly allowing you to negotiate repairs, adjust the sale price or even terminate the contract if major issues are found.

Then there’s a pre-settlement inspection, which lets you examine the property one last time before settlement.

This is your chance to ensure any requested repairs have been done and that the property’s in agreed-upon condition.

According to Mr Ragel, this is one of the most overlooked parts of the process.

“Many buyers fail to conduct a final inspection,” he says.

“Always ensure there’s one scheduled, have a checklist and take note of any special conditions in the contract.

“The purpose of this inspection is to make sure that the property is in the same condition as when contracts were exchanged.”

4. Set up your utilities

Moving into a new home is the perfect time to reassess your utilities.

Amidst the chaos and excitement of moving day, it’s easy to overlook some crucial details that can make or break your moving experience.

From the small but significant tasks to ensuring your new home is internet-ready, here are the top five things to remember.

1. Updating your address

One of the most overlooked tasks is updating your address across all your government records, personal accounts and subscriptions.

It’s not just about redirecting your mail; it’s about ensuring you don’t miss out on important communications and bills.

So, be sure to:

Notify your bank, ensuring all sensitive financial information comes to the right place

Update your correspondence with government bodies, including your local council and the electoral commission

Tell your insurance providers as well as your Superannuation account provider; and

Be sure other key contacts know, such as your employer, your child’s school or daycare, and the like

By handling these updates ahead of time, you can avoid missed payments and service interruptions.

2. Setting up your nbn connection

Speaking of service interruptions, nothing is more frustrating than arriving at your new place and realising you’re disconnected from the digital world.

For a smooth internet transition, there’s a few things you don’t want to overlook.

Before moving day, be sure to have already checked nbn availability at your new place and arranged to be connected via your chosen provider.

nbn Co’s General Manager Residential Products, Courtney McMahon, says you should also check the nbn equipment has been left in your new home by previous residents if your new home has previously had an nbn connection.

“If the nbn connection box isn’t there, please let your provider know and they’ll get one to you as soon as possible,” Courtney says.

“Similarly, if you have an nbn connection at your current home, be sure to leave the nbn connection box behind so the new occupants can connect easily as well.”

“The nbn equipment is registered to the specific address and won’t work at your new home,” she adds.

3. Check other utility connections

It’s easy to forget about the essential utilities when you’re caught up in packing and organising.

However, having no electricity, gas, or water on a moving day can turn your excitement into stress very quickly.

It’s best to have your electricity and gas connected a few days prior to your move, to allow for some buffer.

Prior to moving day, double-check that everything is working before you start filling up your new home with your furniture.

Ensure that the water bill has been transferred to your name from the day you move in, so you don’t get overcharged.

Be sure to also check that your new property has bins ready to go. If not, contact your local council to arrange for some to be delivered.

4. Have an essentials box

Amidst the sea of boxes, the last thing you want is to be unable to find your toothbrush or a change of clothes.

Have a box or a bag that’s kept separately from everything else that contains some basic things you’ll need on the first day.

Moving house is a big deal, and a little preparation can make all the difference between a seamless transition and a stressful ordeal.

From booking the removalist early, to ensuring your internet connection is ready to go at your new place, careful planning and attention to the details are key.

Because while you might think moving can be organised in a matter of days – there are certain elements that certainly cannot be.

We’ve made a list of four of the most crucial tips you need to remember for a smooth move.

1. Plan and book early

Top-notch removalists get booked up quickly, especially during peak moving season. According to Muval’s 2023 Index, around 66% of all Australian moves take place between October and March – as buyers purchase new homes during spring selling season and rental leases start and end.

By scheduling your movers several weeks in advance, you ensure you get the best service available and avoid the last-minute scramble for a reputable company.

But it’s not just those who’ll be doing the heavy lifting that you need to sort out – the last thing you want is to be in your new home with no internet.

“We recommend starting the internet connection process around four weeks prior to your move,” nbn General Manager of Residential Products Courtney McMahon says.

“Firstly, check your address and make sure that your new home can connect to the nbn^® network. Then contact your chosen phone and internet provider to arrange for your new service to be connected at the new address, including any equipment installation necessary,” she adds.

“Lastly, if you’re changing providers, get in touch with your current one to notify when you would like to disconnect the service at your current address.”

If you’re already connected to the nbn in your current house, be sure to leave your nbn connection box when you leave – they are registered to specific addresses and won’t work at your new place!

2. Anticipate delays and hiccups

Moving can be unpredictable, and even the best-laid plans can encounter unexpected bumps along the way.

If you’re moving into a home you have purchased, you will want to check if all electrical elements work during your pre-settlement inspection (unless it has already been disconnected by the previous owner).

You also might get to your new place and realise the previous owners took their nbn connection box with them.

“This can delay your ability to connect your internet service. This is why leaving the nbn connection box/equipment behind is so important,” McMahon says.

“If you’ve already arranged to connect, and the nbn connection box isn’t there, please let your phone and internet provider know. They’ll arrange to get one to you as soon as possible.”

3. Pack smart and label thoroughly

Proper packing can prevent damage to your belongings and make unpacking a breeze.

Clear labelling helps you and your movers know exactly where each box belongs in your new home.

Be sure to invest in sturdy boxes, bubble wrap, packing paper, and tape. Pack one room at a time and label each box with its destination room in your new home.

Most of all, create an essentials box. The first night in a new home can be hectic, and having your essentials ensures you don’t have to dig through piles of boxes.

Include items like toiletries, medications, a change of clothes, basic kitchen supplies, phone chargers, and important documents. A roll of toilet paper never goes astray, either.

Transport this box yourself, so it’s the first thing you can access upon arrival.

4. Stay organised and keep track of important items

Keeping on top of your plan is key to a smooth move.

List all items you’re moving, track your boxes and inventory, and keep items like passports, jewellery and financial documents with you, not in the moving truck.

Being across small – but important – details before the big day is critical, too.

For example, if you’re renting your new place, you’ll need the owner’s permission for certain things, such as having a pet, modifying the garden or getting nbn installed – only if the property has never had nbn, or in some instances, the line has been retired and is now eligible for a free fibre upgrade.

“If nbn has not previously been installed at the property, an nbn technician will be required to attend the home and complete the nbn connection,” McMahon says.

“Your provider will organise this appointment for you. Someone over 18 will need to be at home to allow the installation to go ahead,” she adds.

“If you rent your home, and nbn has not previously been installed, you’ll need to seek the permission of your owner – or potentially your property manager may be able to provide permission on the owner’s behalf.”

So, if you’re moving in the next little while, make sure to follow these steps – especially when it comes to getting that all important Wi-Fi connected – for a less stressful experience.

More than a third (37%) of serial movers said photographs are the best way to make a new house feel homely.

More than half (51%) of respondents said scoping the local hospitality scene was a top priority when it comes to settling into a new home.

This was followed by getting acquainted with the local shops (27%), meeting neighbours (13%) and checking out the local parks (8%).

Give it time

While moving is exciting, don’t be discouraged if, once the excitement of unpacking wears off, it takes a while to feel fully acquainted with your new digs.

A majority of serial movers (42%) agreed it takes about a month to settle in to a new space.

But by following the above advice, you’ll feel at home in no time, which means you can get to the good stuff sooner - like scouting out your new go-to café or Friday night sip spot.

The cost of moving varies depending on the number of items to be moved and the distance between locations but a rough range for a move inside Australia is between $300 and $10,000.

Moving house can be a necessary evil for most of us at various times in our lives.

Whether it’s because you’ve sold your house or you’re just having a change in circumstances, we rarely stay in one house our whole lives.

So, while it can be overwhelming, it pays to know what to expect when it comes to packing up and moving to a new home.

Chief customer officer at Hipages, Stuart Tucker, explained that many factors influence the cost of a move.

“Location, as well as the number of, and size of, items you intend to move. Many removalists charge by the hour, though some may charge by the half-hour or in 15-minute increments. For interstate moves, removalists either charge based on cubic metres or on the number of items/boxes you have.”

How much does it cost to move house in the same city?

Weekday prices range from around $130-$160 per hour on a weekday and around $140-$200 per hour on a weekend. Expect to pay more than this if it’s a public holiday.

Packing services can save you time and effort during the move and generally cost around $200/hour.

However, it’s not just the number of items needing to be moved, it’s also what types of properties you’re moving to and from.

According to Katie Gardner, from Best Rated Transport, moving a two-bedroom unit from the top floor of an inner city multi-story apartment can end up costing more than your average suburban three-bedroom house move with good truck access.

This is due to access, or lack thereof when it comes to many apartment towers which may only have one lift if it’s lucky. If removalists need to spend lots of time waiting for lifts or climbing stairs this will mean the costs will be much higher.

When asking for quotes from removalist companies it's important to be really specific about this as it's easy to underestimate and then you run the risk of paying more due to having to make two trips instead of one.

When you're surveying your belongings don't forget to include things like mattresses and things stashed away in cupboards, as well as pot plants and gardening equipment.

Minimalists will be laughing all the way to the bank in this situation, while the rest of us might need to consider having a garage sale before moving house.

Distance

The second-biggest factor in determining cost will be the distance between your locations. If it's a local move then you can expect to pay an hourly rate. But if it's long distances then you will be looking at surcharges for road tolls, fuel costs and overnight journeys.

Another important consideration is the distance between one or both locations and the company's depot. Those moving in a regional area that is a fair distance from the depot will pay more due to being on the outer of the radius from the depot.

If you're moving locally then it could be cheaper to enlist the help of a local business as their depot won't be far away compared to others. Be sure to have this charge included when you obtain quotes.

Have you ever moved to a new place and realised you’d forgotten something vital – probably something glaringly obvious?

Don’t stress, it happens to the best of us.

To prove it, we spoke to a cross-section of different folk – including professional declutter, Chelsea Smith of The Organising Platform – and asked them which vital items they’d forgotten when they moved to a new home.

Here's what they said.

Electricity

Research from realestate.com.au shows that 30% of all movers still forget about connecting their electricity when they move.*

"A friend moved house recently and didn't tell her provider she was moving," Chelsea shares. "She arrived, didn't have electricity and couldn't open her [electrical] garage door." D'oh.

"She spent almost half of her moving day without electricity. It was one of those really hot days and she couldn't put on fans or aircon."

But in the chaos, there’s a few important details that can get overlooked.

To ensure your move goes off without a hitch, we asked Chris Cervera from Holloway Removals and Storage what are the five most important things for movers to consider – because Chris believes moving doesn’t need to be stressful.

1. Packing materials: the more, the better

While it might be tempting to minimise packing materials to reduce costs, cutting corners here can lead to damaged belongings during the move.

Instead, consider buying high-quality packing materials such as sturdy moving boxes, bubble wrap, packing paper, and tape.

Fragile items, in particular, require extra care and protection.

Having an abundance of packing materials ensures that you can secure your belongings adequately, minimising the risk of breakage or damage.

2. Get moving to secure your removalists

Scheduling removalists well in advance is essential, especially during peak moving seasons – and whether you’re moving locally, or interstate, Holloway Removals and Storage can move you literally anywhere in the country.

Besides, most removalists will want to do a survey of your home prior to the move to make sure they prepare correctly in advance – so having that extra bit of time on your side will help.

3. Prioritise value over cost when choosing removalists

These days, anyone with a truck can offer a removalist service.

However, experienced removalists not only offer a smoother and more streamlined approach to your move, they are also likely to take more care with your belongings – because the last thing you want is to have your precious items ruined.

“I recommend people choose an Australian Furniture Removers Association (AFRA) accredited removal company,” Chris says.

It’s a quick and easy search on the AFRA website.

“This way you know that the company you selected has been audited to ensure they have provided the proper training, have the correct insurances in place, and that their staff are police-checked and screened,” he adds.

“Not all removal companies are equal.”

4. Tackle some tasks before the removalists arrive

There’s a bit to do before the big day, so leaving things to the last moment is sure to backfire.

First, the removalists will want to gauge your needs ahead of time so they can provide you with the correct resources.

“If a piece of furniture requires special attention, or more than two people to lift, or was difficult to get in your house, let your removalists know so they can be prepared,” Chris says.

There are so many things to remember when moving into a new home. Unsurprisingly, when the to-do list seems to just keep on growing, it’s easy for things to slip off the schedule. Just make sure it’s not these!

1. Get insurance

Remember, you may need to start looking into home insurance before you even technically own your new home. Depending on your state’s regulations, you may be responsible for insurance before the actual date of settlement.

“Having cover for the cost of repairing or replacing your belongings if they’re damaged or lost in an insured event can provide massive relief for home owners,” Head of AAMI, Joshua Kelland, explains.

“A home is a huge investment – one of the greatest assets you’ll ever own. So, it’s worth considering taking out insurance properly and early to protect that asset.”

Finding a new place to live can be one of life’s biggest stressors – especially if you’ve got multiple open homes packed into a single Saturday. But it doesn’t have to be.

If you’re gearing up to move into a new rental or looking for a place to buy, you might be (completely and understandably) daunted by the prospect. Besides switching jobs and having a child, house-hunting is easily among life’s most stressful events.

One of the most harrowing parts of the process? A Saturday filled with back-to-back open homes and trying to get around in the most efficient way possible.

But, the experience of touring prospective pads doesn’t have to be a trying one.

With a few useful tips up your sleeve and a bit of planning, your day of open-for-inspections can be smooth, stress-free, and significantly more successful.

1.   Create an itinerary

First things first: knock up a detailed itinerary to plan out your day. You’ll likely have numerous open houses to attend, and you may have trouble keeping tabs on their locations and times.

But when it comes to newly built homes, there are some essential things we need to do that often don’t get a mention – like connecting the power and game-planning your fast-speed internet.

The Do’s

1. Do check that your new address has nbn

Fast and reliable internet is super important in today’s connected world. Naturally, people will want the best connection, so check that your new address has the National Broadband Network (nbn).

“If you’re moving into an existing property, then it’s very easy,” says Andrew Walsh, Executive General Manager, New Developments nbn.

“People can go on to the nbn website and check their address to see whether the property is, in fact, connected. Then all you need to do is make contact with your preferred service provider.”

2. Do connect nbn in new homes

Once you’ve checked if your address can be connected to the nbn network, the process of getting nbn is quite simple.

“There’s a process called pre-installation, which actually completes the physical connection from the street into the home or from the spine of the building into the apartment. But that needs to be triggered during the construction of the property,” Walsh says.

“Meaning, are they installing an nbn box to your home?”

He adds that ensuring your new home is connected makes things convenient and may benefit future resale value.

“What’s really clear from the research is that people, whether they’re buyers or renters, are willing to pay more for properties that have access to the nbn’s’s full-fibre network.”

“We found that about 73% of buyers believe that a nbn full-fibre connection is going to add more value to the property, and 80% of new build home buyers who are aware of nbn rank nbn FTTP as their first preference for fixed line connectivity* ,” adds Walsh.

3. Do redirect your mail

Updating your postal address is vital to ensure all your important documents like bills, government documents, registration renewals, and other private correspondence are kept from getting lost or, worse, landing in the wrong hands.

You’ll have to contact a host of companies and government providers to ensure your address records are updated, and it can be challenging to remember every single one.

Australia Post can redirect mail and parcels for one, three, six or 12 months. This’ll give you a buffer to update any records that you forget.

4. Do sign up for insurance immediately

Insurance is integral to protecting your home; you’ll want to be covered from day one.

If buying a home, ensure your home and contents insurance policy starts on the day you take possession.

For people leasing, you’ll want at least content insurance from the day you move in.

And remember, the longer the process is put off, the more likely it’ll be forgotten, putting you and your family at risk of having no protection if something goes wrong.

The Don’ts

1. Don’t just sign up for any energy and gas suppliers

Connecting utilities is easy these days and typically can be done over the phone or online. But you should always look around at different providers and compare the market to ensure you’re going with a provider who meets your individual needs.

In each state, free and independent energy price comparison tools and websites will help identify the best deals for your circumstances.

This due diligence could save you hundreds of dollars on bills each year.

2. Do leave these things behind

Taking all your possessions is a no-brainer when moving out – so you might be surprised that some things actually need to stay at the property.

Firstly, if you’ve sold your home, you’ll need to leave behind any items listed explicitly in the contract of sale.

Make sure you leave behind any extra keys that lock windows, fly screens or outside storage areas, and remotes to heaters, air conditioners and connection devices to smart home systems.

And, if you have an nbn box – that stays behind too.

“All of the nbn connection boxes are registered to work at the property, and they won’t work at another property,” Walsh explains.

Leaving the nbn box behind also helps reduce e-waste, too, says Walsh. But if you take the nbn box by mistake, don’t worry, as there’s an easy fix.

“Go onto our website, there’s a link that will take you to Australia Post, and you can arrange for that device to be shipped back to nbn to be used again,” Walsh says.
