Recently my disposal decided it was time to give up the ghost. I have connected it all back together but for the life of me, I cannot get the screwed together connection at the back of the p-trap to stop leaking. Nothing fast, but water just slowly seeps out. </p> <p>I have tried resetting the joint many times over the past several days. The new disposal has all the same plumbing as the old on in the exact same spots. My water runs fine for a bit, then slows to a trickle, and the pressure gauge drops to about 10 PSI. It eventually recovers if I turn the water off. I think the pressure switch and tank are good.</p> <p>I found a 3-wire Franklin control box that had been completely bypassed. It&#39;s just being used as a junction box.</p> <p>Here&#39;s the wiring: * <strong>At the Control Box:</strong> Power from the pressure switch is wired directly to the cable going to the well. * Hot 1 -&gt; <strong>Red</strong> wire * Hot 2 -&gt; <strong>Black</strong> wire * Ground -&gt; <strong>White</strong> wire * <strong>At the Well Head (see photo):</strong> The cable from the house (Red, Black, White) connects directly to the pump&#39;s cable (Red, Black, White).</p> <p><strong>My Conclusion:</strong> It looks like someone replaced an old 3-wire pump with a new <strong>2-wire pump</strong>. To avoid running new cable, they re-used the old 3-wire cable, using Red and Black for the two 240V hots and using the White wire as the ground.</p> <p><strong>My Question:</strong> Assuming this is a 2-wire pump, why would my pressure be failing like this? It&#39;s not a starting issue (no capacitor needed) and it&#39;s not tripping the breaker. It just can&#39;t keep up.</p> <p>Does this sound like a worn-out pump, or a well that&#39;s running out of water?</p> <p>Thanks. About 34 feet from the rough-in where the camera was first inserted, the scope observed standing water in a 2 foot stretch of the pipe (34-36 feet) that appeared to completely submerge the camera. </p> <p>This “belly” occurs about 4 feet from the city connection. Best guess puts this section of pipe in front of the house and underneath the community parking lot.</p> <p>My question is how seriously I should take this issue. Demand they fix it? Our contractor has checked under the floor for leaks and found a minor dripping pipe that he capped off. But the boiler is still failing. Vaillant is coming tomorrow to check this however I&#39;m concerned, even if they replace the boiler, about whose responsibility the installation is. The contractor used someone (name DS) who works for a company but did the job privately. Nevertheless naming the company owner (name CL) as the installer on the gas cert along with that company name. That company is now absorbed by another operation and CL will not take any responsibility for the install since DS did it on the side. I&#39;ve done everything I can to try to identify it: had my AC cleaned, put enzyme cleaner down my drains, had my drains camera scoped. The weird thing is that it was never a sewer smell, but a smell that is more associated with organic material. This week, I had a smoke test done to see if I had any leaks that would cause gas to come into the house. </p> <p>The smoke test showed no leaks, but it did show this from the roof stack vent. The tech described it as a consistency like relish, soft and wet. He said it coats the pipe for about 3 feet and then the rest of the pipe is clean. Unfortunately, the company I hired doesn&#39;t do repairs, they just detect, so I need to hire someone else to clean this out. Drain body reduces to 1.5&quot; with a jog and drop into trap, with a dry vent. I thought maybe the trap was being siphoned due to the undersized pipe or turbulence due to the configuration between the shower and trap. Or perhaps soap scum was just building up and the hot water was washing it and that was the smell. </p> <p>I just reworked everything to increase the basement ceiling height. Everything now runs in the joist cavities into the wall where it then ties into the 4&quot; main. (sorry I don&#39;t have a photo of that) The shower in question now has a 2&quot; drain, with a wye rolled up 45* for its dry vent. Drain runs over to the wall and down into a wye on the 4&quot;, drain has 1/4&quot;/ft slope. I was sure this would fix the smell and thought it did. Plumbing rework was done on the weekend, we have showered multiple times since without smell. Well I just took a shower last night and got the smell again, it wasn&#39;t as bad but it was there. </p> <p>I do still have a couple things left to run so there are openings to the system but no smell at these areas. Shower vent is still open, I haven&#39;t tied that back in yet but there is no smell coming from the vent. The shower in question is a 3 piece with glass doors, it is very clearly a smell originating from in the shower. Also ensuite (with shower) is a finished room, plumbing was completed from neighboring bathroom under construction and basement. I have a partially-underground condo, and there&#39;s another unit&#39;s bathroom directly above mine. The second and third pics show the outer area of my bathroom and a hole cut that shows the toilet line of the unit above.</p> <p>What am I looking at? Is that what it looks like? Ive tried the baking soda and vinegar method and that got ride of the majority of the smell but there was still visible physical green stuff in the drain. I got a flexible snake and shoved that down in there to try and scrape away the green stuff and then redid the baking soda and vinegar method. got rid of more of the smell but a week later the smell is coming back.
