Deep Cleaning a Stained Ceramic Tiled Shower Cubicle in Edinburgh City Centre

A homeowner in Edinburgh City Centre recently contacted us regarding a Ceramic Tiled shower cubicle in their traditional tenement flat. It had been used regularly and over time dirt had built-up on the tiles and especially the grout which was heavily stained. Mould was also prevalent, especially along the silicone sealant between the tiles and shower tray.

This left the shower looking very tired and unhygienic and the owner had decided it time to get something done about it. We provide a shower renovation service which involves deep cleaning the tile and grout and replacing the silicone sealant so I knew exactly what to do.

After reviewing photos provided by the customer, I was able to assess the work remotely and provide an accurate quote, allowing the project to be scheduled quickly before other planned home improvements.

Deep Cleaning a Ceramic Tiled Shower Cubicle in Edinburgh

I started by spraying the grout lines with Tile Doctor Duo Clean which is a double action grout and mould remover and was designed for situations like this. After leaving it to dwell for ten to twenty minutes the grout lines and tile were scrubbed with hot water and a stiff brush then rinsed off with more water.

This cleaned the tiles nicely and certainly cleaned the grout but unfortunately the staining was so bad in places along the grout line it was now consistently clean. I had prepared for this possibility and had a white grout colourant on standby. These colourants are not grout pens which are only really for touching up grout, they are a long-lasting epoxy-based application that covers up the grout, fully sealing it in leaving a consistent appearance.

The kit comes with a pre-treater which is sprayed onto the grout first, this is an acidic cleaner that enables a stronger bond between the grout and the colourant. Once that had been applied and then rinsed off and the grout dried and the colourant painted on with a small brush. The excess is wiped off the adjacent tile and a second coat applied where needed.

Once this was done the old silicone was removed with a sharp knife and replaced with fresh mould-resistant bathroom-grade silicone, ensuring a clean, watertight finish around the shower area.

The result was a bright, fresh-looking shower room with grout lines and sealant that looked as good as new, giving the entire bathroom a renewed appearance without the cost and disruption of re-grouting.

For aftercare cleaning I recommended the use of Tile Doctor Aqua Pro Cleaner which is a pH neutral product that comes in an easy-to-use spray bottle designed with everyday use in mind. Travertine Style Porcelain Bathroom Tile and Grout Cleaning in Finchley

These photographs taken recently at a property in Finchley highlight a common problem homeowners experience with shower tile and grout. In this case, the tiles were Travertine effect Porcelain which are a lovely cream and brown shade. Like Ceramic, Porcelain tiles are generally impervious to water and can usually be kept clean quite easily; the Grout, however, is a different matter.

During showering, the soap and dirt slide straight down the tile and get held in the grout line, which being cementitious with a rough surface, holds onto it. This can quickly build up and eventually turn the grout black. The grout was really bringing the appearance of the bathroom down, which was a shame as otherwise it looked like a recent install. Keen to have it looking its best for future guests, the owner asked me to refresh the bathroom. I quickly worked out a quote which was accepted and got to work.

Deep Cleaning Grout on a Porcelain Tiled Floor

I started work by giving all the tile and grout a wipe down and then proceeded to clean all the grout tiles with Tile Doctor Duo Clean. This is our go-to bathroom tile and grout cleaner which comes with an aerosol attachment; this is key as it mixes the product with air making it lighter, allowing it to stick to vertical surfaces easily. The product was sprayed onto the Tile and Grout and then left to soak in for ten minutes. This gives it time to break down the soiling before scrubbing it into the grout lines with a stiff grout brush. The grout was then left and attention turned to the tiles themselves.

After washing down the tiles to remove the soiling, the tile and grout were re-inspected and then re-treated depending on the ingrained dirt, mould, and marks. Most of the work was needed around the splash area under the shower itself, and after two rounds of cleaning, it showed a significant improvement.

At this point, I would normally replace the silicone; however, it was still in good condition, so after a final rinse, the work was complete. The owner was pleased with the work and for aftercare, I recommended the use of Aqua Pro, which is another Tile Doctor product designed for the daily cleaning of bathroom tiles.

Porcelain Bathroom Tile and Grout Refresh in Stamford Hill

A client from Stamford Hill was in touch last month about refreshing their bathroom Tile and Grout. The property was being put up for sale, and they wanted it looking its best before going on the market. The bathroom was tiled with “Pearl Alalpardo Porcelain“ tiles which just needed a deep clean really, however some of the white wall grout was badly stained and so for that I recommended applying a grout colourant.

I put together a quote for the work which would be completed in less than a day and included stripping out the silicone sealant and replacing with new. I was given the go ahead and a date was set.

Deep Cleaning Grout on a Porcelain Tiled Floor

To start the renovation, I sprayed Tile Doctor Duo Clean onto the grout and across the tiles and left it to soak in for five minutes before scrubbing with a heavy-duty brush. I worked in sections a metre at a time and put most of the focus on the grout to see if the stains could be shifted though cleaning.

Once done the section was rinsed with water and the soiling rinsed away or extracted with a wet vacuum until as dry as possible. The process was repeated where needed until I was satisfied it was as clean as possible.

While the tile and grout dried attention turned to the silicone sealant where dirt and some mould had caused discolouration. This was stripped out using a sharp knife and the area cleaned up to remove all the remnants of silicone.

With that completed work moved on to colouring using a bottle of Tile Doctor Grout Colourant in White. The colourant is painted onto the grout line using a small brush and any excess wiped off the tile afterwards. Only one coat of colourant were needed to get achieve a consistent appearance.

To finish fresh anti-mould silicone sealant in White was applied between the floor tiles and vertical surfaces leaving the bathroom looking fresh and crisp giving the impression of a new installation.

One of the advantages of the grout colourant is it forms a barrier over the grout preventing further staining so it should keep its looks for some time to come. However, it will still need to be cleaned for which I recommend the use of Tile Doctor Aqua Pro which is a spray on bathroom tile and grout cleaner.

Mosaic Marble Shower Floor cleaning and sealing in Morningside

Last month I was in Morningside, a small district in the southern outskirts of Edinburgh City, visiting a client who had a beautiful Marble mosaic tiled shower floor. The lovely mosaic tiles had lost their shine and appearance from soap residue and harsh cleaners and now looked permanently dirty and unhygienic, especially so in the corners. As well as the Marble, the grout lines also needed attention, this is not unusual as the surface of grout is rough and can discolour and stain over time.

They had tried various products to bring back the colours of the tiles, but nothing seemed to resolve the issues. I was asked to renovate the Marble back to the way it looked when installed and restore what was once a very appealing shower.

The solution I recommended was to deep clean the grout and then burnish the Marble with a series of professional burnishing pads which would restore the appearance. I emailed a detailed quote over to the client which was accepted and a date scheduled.

Cleaning a Marble Mosaic Tiled Shower Floor

To start the cleaning process the Marble and Grout was covered with an alkaline cleaning product called Tile Doctor Oxy-Gel. Being a gel it’s easy to control and after application it was left to dwell and soak in. This allows the gel to work breaking down the soiling and old sealer. Using a deck brush the floor was scrubbed and then rinsed with clean water.

After this process the tiles were burnished using four diamond encrusted burnishing pads of increasing grits (400, 800, 1500 and 3500 grits). Due to the limited space six-inch pads were used starting with the 400-grit, the pads slowly clean and then hone the stone to restore their polished appearance, the floor is rinsed with water between each pad to release the soiling and then extracted with a wet vacuum.

Sealing a Marble Mosaic Tiled Shower Floor

Once the Marble and Grout lines were clean and fully dry, a sealer was applied to protect and enrich the look of the Marble mosaics. The sealer used was Tile Doctor X-Tra Seal, which is a tough, colour-enhancing, oil-based impregnating sealer that is rated for external use and so ideal for sealing stone shower tiles.

We completed the project in less than a day and the treatment revived the stone’s deep, vibrant tones, as seen in the after picture, and made the shower floor look brand new again much to the relief of my client.

Cracked Travertine Bathroom Floor Tiles Repaired in Broxburn

The owner of this property in Broxburn got in touch looking for a repair to cracked Travertine floor tiles in their bathroom. The property was being put up for sale and the broken tiles would detract from what was otherwise an attractive bathroom. Apparently, there was some movement in the floor and this overtime had led to the cracking. There are several solutions to issues of this nature including lifting and replacing the broken tiles so I paid the property a visit to discuss the floor and come up with a plan for its repair.

Unfortunately, the owner didn’t have any spare tiles and the concern was any replacement would have a different look to them causing them to standout from the originals. Another concern here can be electric under floor heating which wasn’t an issue in this case but it worth bearing in mind that electric floor matt would become damaged when lifting a tile.

The option we decided upon was to fill the gaps under the floor to stop movement and then to fill, sand and colour the cracks with specialist products. This work is more detailed but is just as quick and when done right the repair is almost invisible. It’s worth noting that it is possible to effect repairs like this on natural stone tiles, had the tiles been porcelain or ceramic it wouldn’t have been possible.

I worked out a quote for the repair, which was accepted, and a date set to do the work.

Back Filling Loose Floor Tiles

To resolve the movement in the tiles I had to inject filler under the tile. I had multiple access points due to the cracking however if that isn’t possible the usual trick is to drill a shallow hole with a 2.5mm drill bit into the grout that can be backfilled later with fresh grout. A thin injection nozzle is used to get the filler under the tile and was pumped in until all the voids were filled.

Applying the filler is a tricky job and it’s important to avoid putting any unnecessary weight on the tile and ensure the tiles are as flat and level as possible. A trowel was used to press firmly and gently down on top of the tiles to make them as level as possible. Once this was done the filler was left to cure and solidify.

Repairing Cracks in Travertine Floor Tiles

Once the filler had hardened the cracks were masked up to protect the surface of the adjacent tile from excess filler. A straw-coloured epoxy filler was then applied to the crack which was a good base colour to match the beige travertine. The filler was also mixed with small amounts of paint where needed to get a better colour match. The cracks were filled just above the surface of the surrounding tile working from the centre of the crack outwards.

When the filler had hardened it was sanded down and then with masking tape removed further sanded with finer grits until smooth and level with the tile. The filler was then carefully painted to and add pattern and colour to match the surrounding Travertine where needed.

I did offer to clean, polish and seal the Travertine once the cracks had been repaired however the customer just wanted a quick repair so once dry the floor was wiped down and the repairs sprayed with quick drying, transparent Tile and Grout Sealer to add protection.

The Finished Result

Once done the tiling was solid and the cracks were gone. I aim for a seamless repair and I think you will agree from the photographs that it was achieved. Certainly, I doubt any prospective purchasers would notice it when viewing the property.

End of Tenancy Cleaning of a Ceramic Tiled Bathroom at Glasgow Rental

We were recently contacted by a landlord with a rental apartment in the centre of Glasgow who needed professional help refreshing the bathroom tile and grout. Tile and grout cleaning is a very common request at the end of a tenancy, as landlords want their properties looking their best before putting them back on the rental market.

Having clean, bright tiles and grout can make a huge difference to the overall appearance of a bathroom and can help attract new tenants more quickly. In many cases, professional grout cleaning and recolouring can transform the space without the high cost and disruption of replacing the tiles.

Refreshing Bathroom Tiles Instead of Replacing Them

In this case, the apartment had just become vacant after a long tenancy. The landlord wanted to freshen up the bathroom and restore the appearance of the tiles without the expense and time required for a full replacement.

Our team was able to complete the tile and grout restoration in half a day, leaving the bathroom looking clean, bright, and ready for the next tenant.

Why Grout Often Becomes Discoloured

As you can see from the photographs, the ceramic tiles themselves were still in very good condition. The main issue was the grout, which had darkened and become discoloured over time.

This is very common. Ceramic tiles are glazed, meaning water and dirt do not easily penetrate the surface and they are relatively easy to clean. Grout, however, is a porous and slightly rough cement-based material which naturally attracts dirt, soap residue, and moisture. Over time this causes grout lines to darken and make the entire tiled area look tired and dirty.

Professional Grout Colouring Solution

To restore the appearance of the bathroom tiles, we recommended applying a professional Tile Doctor grout colourant. This specialist product is available in eleven colours, including white, and forms a durable barrier over the grout.

Deep Cleaning the Tile and Grout

Before applying the grout colourant, it is essential that the grout is thoroughly cleaned to ensure the best possible bond. To do this work began by cleaning the grout using a Pre-Treat Cleaner, which is slightly acidic. This product not only removes built-up dirt and grime but also lightly etches the grout at a microscopic level, helping the colourant adhere more effectively.

The grout was scrubbed using a stiff brush, and the ceramic tiles were then cleaned using Tile Doctor Neutral Tile Cleaner. The entire tiled area was rinsed and wiped down using microfibre cloths to remove any remaining residue.

Replacing Old Silicone Sealant

While the grout was drying, we removed the old silicone sealant from around the bathroom fixtures. Although some of the sealant was still in reasonable condition, replacing all of it ensures a consistent and professional finish.

All traces of the old silicone were carefully removed before preparing the area for new sealant.

Applying the Grout Colourant

Once the grout was fully dry, we applied the white grout colourant. The product is carefully brushed onto the grout lines and any excess wiped away from the tile surface before it dries.

Two coats were applied to ensure a consistent and even finish, restoring the grout lines to a clean, bright white colour and dramatically improving the appearance of the bathroom tiles.

Finishing Touches

To complete the job, a neat 10mm bead of white silicone was applied around the shower tray, bath, sink, and along all internal corners. This final step ties the whole installation together and provides a fresh, watertight seal.
The tiles were then given a final clean using Tile Doctor Neutral Tile Cleaner and buffed with microfibre cloths to leave them looking their best.

The Finished Result

The finished bathroom now looks significantly fresher and cleaner, and the restored grout lines make the tiled surfaces look almost new again. Professional tile and grout restoration is an excellent way for landlords to improve the presentation of a property quickly and cost-effectively.

With the bathroom now looking bright and well maintained, we are confident the landlord will have no trouble finding a new tenant.

Failing and Grubby Shower Tile Grout Restored in Clapham

The grout in this shower cubicle at a property in Clapham was failing and was no longer doing its job. The joints had deteriorated over the years, leaving gaps that allowed water to seep through. Once moisture was able to penetrate, mould began to develop, and the shower quickly lost its clean and fresh appearance.

The failing grout not only looked unsightly but also posed a risk to the integrity of the shower, as water ingress can cause damage behind the tiles if left untreated. Concerned things could get worse I was asked to pop over and renovate the shower tile and grout.

Cleaning and Protecting Grout Lines

The renovation began with a thorough clean of the tile and grout to remove mould, mildew, soap scum, and limescale buildup. This cleaning process was essential not only to restore the appearance of the shower but also to protect the existing grout lines from further deterioration during the restoration.

To do this a dilution of Tile Doctor Pro-Clean was decanted into a bottle and sprayed onto the tile and grout. This product is a strong alkaline cleaner specifically designed for cleaning tile and grout and after being applied is left to soak in for ten minutes to give it time to break down mineral deposits and soap scum etc. The product was then scrubbed in by hand to pull all the dirt and contaminates to the surface ready for rinsing away.

After thoroughly cleaning the shower work moved onto the intricate part of the restoration to remove the damaged grout. This required a meticulous approach to ensure that the old grout was removed without disturbing the tiles. Once the grout was cleared fresh grout was applied, restoring the crisp lines that give the installation its neat and finished look.

Sealing Shower Grout

With the integrity of the grout restored the last step was to protect it by applying Tile Doctor Ultra-Seal. This is a penetrating, breathable sealer that is almost invisible and won’t change the appearance of the grout. It provides excellent protection against water, oils which simply run off the surface into the shower drain. This sealer is ideal for grout and all porous tile stone offering long-term protection without changing the look or feel of the stone.

The transformation was clear. What had once been a shower with broken, mouldy grout lines and dirty tiling was now renewed and hygienic. The grout joints are now solid and bright, the finish is neat, and the shower has been given a fresh new lease of life.

Seamless Repair of Porcelain Floor Tile Hole Damage in a Birkenhead Kitchen

We were contacted about a damaged Porcelain tiled floor on Christmas Eve by a customer in Birkenhead. Apparently, their teenage daughter had a birthday party with thirty of her friends in the Kitchen/Diner of their house and unfortunately several items were dropped on the tiled floor leaving large holes. Keen to have the problem resolved quickly I was asked to pop round as soon as possible to see what could be done.

I asked for some photos of the damage to be emailed over and enquired if underfloor heating (UFH) had been installed. I always ask this as it’s not possible to replace a tile if electric UFH has been installed due to the way the tile is fixed to the heating matt. UFH had not been installed so replacement would be possible assuming they had replacements or this style of tile was still in available.

Having discussed the options, we decided upon a blended repair using a specialist filler and paints. This seemed to be the least invasive approach and would certainly be the quickest, so I agreed to pop over the day after Boxing Day to do the repair.

Repairing Holes in Porcelain Tiles

On arrival I took a good look around the floor to make sure all the damage had been identified. To be honest it looked like a bomb site with ten round holes in the floor; it was clear that the tiles had been “dot and dab” laid when installed so a lot of the tile had no adhesive underneath to support the weight. Anything dropped on the surface was able to penetrate the tile and go straight through making a perfect hole.

Work started by vacuuming the area to remove any debris, then each hole was tightly masked off with tape. The masking tape prevents excess filler from spreading onto the tile during the repair and makes it easier to concentrate it into the damaged area. The filler was pre-mixed with different colours before being applied to get it close to the right shade. We have a specialist kit for this that allows a little bit of dye to be added at a time until the filler matches the tile colour. Once ready all holes where filled and when dry smoothed and polished flat using different grades of wet and dry sandpaper applied with a flat disc.

Once the filler had dried the damaged areas were delicately painted to reproduce the appearance of natural stone veins that were a feature of these tiles. This helps blend the repair into the tile making it very difficult to spot. Once done the area was sprayed with a porcelain spray to seal in the repair.

All in it took four hours to repair the ten holes much to the relief of the customer who was over the moon and amazed with the result. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner going forward as strong bleach-based products could affect the repair over time.

Mouldy Ceramic Tile and Grout Bathroom Renovation in Huddersfield

I thought I would share with you this example of a ceramic tiled bathroom I refurbished earlier this year at a property in Huddersfield. The shower and tiling had been installed two years earlier and unfortunately since then the grout and silicone sealant had become discoloured with dirt and mould. My customer had tried to resolve it themselves but without success, and did not fancy replacing the silicone seal so called us in.

The tiles were ceramic which are reasonably easy to keep clean however once mould gets a grip it can be a struggle to remove it, especially on Silicone which is best dealt with by stripping it out and replacing. I was confident in being able to renovate the bathroom so it looked like a new installation however this won’t resolve the underlying cause which is usually a lack of adequate ventilation.

Cleaning/Repairing Bathroom Tiles

I first washed the ceramic wall tile and grout surrounding the bath with Tile Doctor Duo Clean to remove staining from the usual combination of dirt, grime, body oil, and soap scum. Being a spray this product sticks well to vertical surfaces where its best left for five to ten minutes before scrubbing in so it can get to work breaking down the dirt. I then rinsed the wall tiles with water and re-treated any stubborn stains with a repeat of the process until all the tile and grout was clean.

This process did a good job of cleaning the grout however there were a few areas of grout that were very badly stained. To resolve this and achieve a consistent appearance the grout was replaced. I don’t normally like doing this as you risk chipping the tile also it’s quite messy. The alternative is to colour the grout using a Grout Colourant but that looks best when the whole bathroom is done and that wasn’t the case.

Once happy with the tile and grout I began to strip off the silicone mastic with a sharp knife and then clean up the surface. The bath was then filled with water before applying a fresh thin bead of white silicone sealant. Applying mastic well takes a lot of practice to get a nice smooth finish but having carried out numerous bathroom and kitchen refurbs over the years it’s a skill I’ve manage to acquire. Once the fresh mastic was dry the water was emptied from the bath, this technique ensures the silicone is positioned correctly.

As you can see from the pictures there was quite a remarkable transformation. The job was completed in less than a day so no inconveniences, the customer was very happy and said they were delighted with the results, all that remained was to redecorate the ceiling.

Subtle Repair of Chipped Ceramic Tiled Floor Garstang

This customer from Garstang had got in touch to ask if anything could be done to repair several chips in a white Ceramic tiled floor. The tiles had become damaged when a Plumber visited to fit a new radiator and even though he put a sheet down the heavy metal radiator had managed to chip the tiles in several places.

A couple of years ago we would have advised replacing the tiles however this isn’t always possible as it assumes spare tiles are available and that you don’t have electric underfloor heating which is easily damaged during tile removal. Fortunately, with modern fillers and systems were able to make an invisible surface repair.

Repairing Chips in a Ceramic Floor Tile

To fill the chipped areas, I first needed to widen and deepen them to ensure the filler would make a strong and effective bond with the ceramic tile. This is done using a multi-tool fitted with a tiny abrasive wheel.

The chip was then cleared of dust and debris using a vacuum and then a small amount of filler was pushed into the hole. We use a specialist two-part resin for this which is available in multiple colours and starts to harden when mixed. Excess resin is then smoothed off with a slightly damp sponge until its level with the tile and then left for twenty minutes to harden.

The surface was then cleaned down with a solvent to smooth the surface and remove any unwanted resin sticking to the tile.

The resin set hard after thirty minutes and at this point it was clear that the white resin wasn’t the correct shade and so the repaired chips stood out on the tile. This however was anticipated and to get the repairs to match a blend of acrylic paints were blended until the right tone was achieved. Once painted three thin coats of matt lacquer were sprayed onto the repairs to harden the paint and keep it waterproof, this will protect it and keep it from getting scuffed from shoes etc.

Removing Deep Scratches from a Polished Limestone Bathroom Floor in Edinburgh

I recently visited a property in the New Town area of Edinburgh recently to look at a Limestone bathroom floor that had been badly scratched when the client moved some furniture.

A sideboard unit had been dragged across the bathroom floor, and it had scratched almost the full length of the tiled floor. At first, they tried to use a company to repair it, but the scratch was still very visible. All they managed to do was fill and then paint over it. This looked poor and you could still see that the floor had a major scratch, drawing your eye to it immediately.

Luckily at Tile Doctor we regularly receive enquiries about damage like this on many different types of floor and wall tiles (marble, limestone, travertine and flagstones). With the correct equipment and trained specialists’ scratches like this one can be repaired to the point of it being invisible.

In this case I recommended milling the floor with very coarse diamond pads to remove the scratch and then polishing with finer pads to restore the finish and bring up the polish. It’s a lot of work but it will give the desired result. Happy with quote a date was set for the work to start.

Repairing a Limestone Tiled Bathroom Floor

To carry out the work I first prepped the room to protect the furniture and glass shower doors from being sprayed with residue from the milling that was about to start. Milling is a process of removing a fine layer of the limestone tiles using varying levels of coarse diamond milling pads with different levels of grit. It is an important part of the process and one that required a great deal of patience and skill to ensure the tiles are kept flat and no indents are left by working on the area in an uneven way. The milling pads generate residue which is rinsed off with water and extracted with a wet vacuum, it also allows you to see the scratch starting to disappear after each pad.

The next step was to bring up the polished appearance of the Limestone by applying a series of Burnishing pads from Coarse to Very Fine. This process hones the stone adding a lovely deep shine.

Sealing a Limestone Tiled Bathroom Floor

Once the floor had been left to dry out for a couple of days, I returned to seal the floor with Tile Doctor Colour Grow, an impregnating, colour enhancing and tough sealer. This was applied using a white cotton cloth and was left on for ten minutes. The residue was then buffed off with a White Pad and left for thirty minutes. A second coat was applied and the same procedure followed. After two hours I performed a water test to confirm the floor was fully sealed.

My client was delighted with the result. They were so happy that we had managed to remove the scratch as they had thought the damage would be irreparable. For aftercare cleaning I recommended the use of Tile Doctor Stone Soap which is a ph neutral cleaner that helps maintain the patina.
