The lovely mosaic tiles had lost their shine and appearance from soap residue and harsh cleaners and now looked permanently dirty and unhygienic, especially so in the corners. As well as the Marble, the grout lines also needed attention, this is not unusual as the surface of grout is rough and can discolour and stain over time.</p> <figure class="wp-block-image aligncenter is-resized"><img decoding="async" src="https://edinburgh.tiledoctor.repair/wp-content/uploads/sites/3/2026/05/Mosaic-Marble-Shower-Floor-Before-Cleaning-Morningside-Edinburgh.jpg" alt="Mosaic Marble Shower Floor Before Cleaning Morningside Edinburgh" style="width:550px" title="Mosaic Marble Shower Floor Before Cleaning Morningside Edinburgh"/></figure> <p>They had tried various products to bring back the colours of the tiles, but nothing seemed to resolve the issues. I was asked to renovate the Marble back to the way it looked when installed and restore what was once a very appealing shower.</p> <p>The solution I recommended was to deep clean the grout and then burnish the Marble with a series of <a href="https://www.tiledoctor.co.uk/shop/item.aspx/6-inch-set-of-four-burnishing-pads-inc-no-123-and-4/41/" target="_blank" rel="noreferrer noopener">professional burnishing pads</a> which would restore the appearance. I emailed a detailed quote over to the client which was accepted and a date scheduled.</p> <h2 class="wp-block-heading">Cleaning a Marble Mosaic Tiled Shower Floor</h2> <p>To start the cleaning process the Marble and Grout was covered with an alkaline cleaning product called <a href="https://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-oxy-gel-1-litre/169/" target="_blank" rel="noreferrer noopener">Tile Doctor Oxy-Gel</a>. Being a gel it’s easy to control and after application it was left to dwell and soak in. This allows the gel to work breaking down the soiling and old sealer. Using a deck brush the floor was scrubbed and then rinsed with clean water.</p> <p>After this process the tiles were burnished using four diamond encrusted burnishing pads of increasing grits (400, 800, 1500 and 3500 grits). Due to the limited space six-inch pads were used starting with the 400-grit, the pads slowly clean and then hone the stone to restore their polished appearance, the floor is rinsed with water between each pad to release the soiling and then extracted with a wet vacuum.</p> <h2 class="wp-block-heading">Sealing a Marble Mosaic Tiled Shower Floor</h2> <p>Once the Marble and Grout lines were clean and fully dry, a sealer was applied to protect and enrich the look of the Marble mosaics. This work is more detailed but is just as quick and when done right the repair is almost invisible. &nbsp; It’s worth noting that it is possible to effect repairs like this on natural stone tiles, had the tiles been porcelain or ceramic it wouldn’t have been possible.</p> <p>I worked out a quote for the repair, which was accepted, and a date set to do the work.</p> <h2 class="wp-block-heading">Back Filling Loose Floor Tiles</h2> <p>To resolve the movement in the tiles I had to inject filler under the tile.&nbsp; I had multiple access points due to the cracking however if that isn’t possible the usual trick is to drill a shallow hole with a 2.5mm drill bit into the grout that can be backfilled later with fresh grout.&nbsp; A thin injection nozzle is used to get the filler under the tile and was pumped in until all the voids were filled.&nbsp;</p> <p>Applying the filler is a tricky job and it’s important to avoid putting any unnecessary weight on the tile and ensure the tiles are as flat and level as possible. A trowel was used to press firmly and gently down on top of the tiles to make them as level as possible.&nbsp; Once this was done the filler was left to cure and solidify.</p> <h2 class="wp-block-heading">Repairing Cracks in Travertine Floor Tiles</h2> <p>Once the filler had hardened the cracks were masked up to protect the surface of the adjacent tile from excess filler.&nbsp; A straw-coloured epoxy filler was then applied to the crack which was a good base colour to match the beige travertine. The filler was also mixed with small amounts of paint where needed to get a better colour match. The landlord wanted to freshen up the bathroom and restore the appearance of the tiles without the expense and time required for a full replacement.</p> <p>Our team was able to complete the <b>tile and grout restoration</b> in half a day, leaving the bathroom looking clean, bright, and ready for the next tenant.</p> <h3 class="wp-block-heading">Why Grout Often Becomes Discoloured</h3> <p>As you can see from the photographs, the ceramic tiles themselves were still in very good condition. The main issue was the grout, which had darkened and become discoloured over time.</p> <p>This is very common. Ceramic tiles are glazed, meaning water and dirt do not easily penetrate the surface and they are relatively easy to clean. Grout, however, is a porous and slightly rough cement-based material which naturally attracts dirt, soap residue, and moisture. Over time this causes grout lines to darken and make the entire tiled area look tired and dirty.</p> <h2 class="wp-block-heading">Professional Grout Colouring Solution</h2> <p>To restore the appearance of the bathroom tiles, we recommended applying a professional <b><a href="http://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-grout-colourant/6/" type="link" id="http://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-grout-colourant/6/" target="_blank" rel="noreferrer noopener">Tile Doctor grout colourant</a></b>. This specialist product is available in eleven colours, including white, and forms a durable barrier over the grout.<br>Once applied, the colourant seals the grout and makes it <b>much easier to keep clean in the future</b>, providing a long-lasting grout restoration solution.<br>The landlord was happy with the proposal and asked us to complete the work as soon as possible.</p> <h2 class="wp-block-heading">Deep Cleaning the Tile and Grout</h2> <p>Before applying the grout colourant, it is essential that the grout is thoroughly cleaned to ensure the best possible bond. To do this work began by cleaning the grout using a <b><a href="https://www.tiledoctor.co.uk/shop/item.aspx/grout-colourant-pre-treat-cleaner-750ml-with-trigger-spray/201/" target="_blank" rel="noreferrer noopener">Pre-Treat Cleaner</a></b>, which is slightly acidic. This product not only removes built-up dirt and grime but also lightly etches the grout at a microscopic level, helping the colourant adhere more effectively.</p> <p>The grout was scrubbed using a stiff brush, and the ceramic tiles were then cleaned using <a href="http://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-neutral-tile-cleaner-1-litre/11/" target="_blank" rel="noreferrer noopener">Tile Doctor Neutral Tile Cleaner</a>. The entire tiled area was rinsed and wiped down using microfibre cloths to remove any remaining residue.</p> <h2 class="wp-block-heading">Replacing Old Silicone Sealant</h2> <p>While the grout was drying, we removed the old silicone sealant from around the bathroom fixtures. Although some of the sealant was still in reasonable condition, replacing all of it ensures a consistent and professional finish.</p> <p>All traces of the old silicone were carefully removed before preparing the area for new sealant.</p> <h3 class="wp-block-heading">Applying the Grout Colourant</h3> <p>Once the grout was fully dry, we applied the white grout colourant. Concerned things could get worse I was asked to pop over and renovate the shower tile and grout.</p> <h2 class="wp-block-heading">Cleaning and Protecting Grout Lines</h2> <p>The renovation began with a thorough clean of the tile and grout to remove mould, mildew, soap scum, and limescale buildup. This cleaning process was essential not only to restore the appearance of the shower but also to protect the existing grout lines from further deterioration during the restoration.</p> <p>To do this a dilution of <a href="https://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-pro-clean-1-litre/13/" target="_blank" rel="noreferrer noopener">Tile Doctor Pro-Clean</a> was decanted into a bottle and sprayed onto the tile and grout. This product is a strong alkaline cleaner specifically designed for cleaning tile and grout and after being applied is left to soak in for ten minutes to give it time to break down mineral deposits and soap scum etc. The product was then scrubbed in by hand to pull all the dirt and contaminates to the surface ready for rinsing away.</p> <p>After thoroughly cleaning the shower work moved onto the intricate part of the restoration to remove the damaged grout. This required a meticulous approach to ensure that the old grout was removed without disturbing the tiles. Once the grout was cleared fresh grout was applied, restoring the crisp lines that give the installation its neat and finished look.</p> <h2 class="wp-block-heading">Sealing Shower Grout</h2> <p>With the integrity of the grout restored the last step was to protect it by applying <a href="https://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-ultra-seal-1-litre/23/" target="_blank" rel="noreferrer noopener">Tile Doctor Ultra-Seal</a>. This is a penetrating, breathable sealer that is almost invisible and won’t change the appearance of the grout. The masking tape prevents excess filler from spreading onto the tile during the repair and makes it easier to concentrate it into the damaged area.&nbsp; The filler was pre-mixed with different colours before being applied to get it close to the right shade.&nbsp; We have a specialist kit for this that allows a little bit of dye to be added at a time until the filler matches the tile colour. &nbsp; Once ready all holes where filled and when dry smoothed and polished flat using different grades of wet and dry sandpaper applied with a flat disc.</p> <p>Once the filler had dried the damaged areas were delicately painted to reproduce the appearance of natural stone veins that were a feature of these tiles.&nbsp; The tiles had become damaged when a Plumber visited to fit a new radiator and even though he put a sheet down the heavy metal radiator had managed to chip the tiles in several places.</p> <p>A couple of years ago we would have advised replacing the tiles however this isn’t always possible as it assumes spare tiles are available and that you don’t have electric underfloor heating which is easily damaged during tile removal.&nbsp; Fortunately, with modern fillers and systems were able to make an invisible surface repair.</p> <h2 class="gb-text">Repairing Chips in a Ceramic Floor Tile</h2> <p>To fill the chipped areas, I first needed to widen and deepen them to ensure the filler would make a strong and effective bond with the ceramic tile.&nbsp; At first, they tried to use a company to repair it, but the scratch was still very visible. All they managed to do was fill and then paint over it. This looked poor and you could still see that the floor had a major scratch, drawing your eye to it immediately.</p> <figure class="wp-block-image aligncenter is-resized"><img decoding="async" src="https://edinburgh.tiledoctor.biz/wp-content/uploads/sites/35/2025/11/Limestone-Floor-Tile-Deep-Scratch-Before-Renovation-Edinburgh-1.jpg" alt="Limestone Floor Tile Deep Scratch Before Renovation Edinburgh" style="width:550px" title="Limestone Floor Tile Deep Scratch Before Renovation Edinburgh"/></figure> <p>Luckily at Tile Doctor we regularly receive enquiries about damage like this on many different types of floor and wall tiles (marble, limestone, travertine and flagstones). With the correct equipment and trained specialists’ scratches like this one can be repaired to the point of it being invisible.</p> <p>In this case I recommended milling the floor with very coarse diamond pads to remove the scratch and then polishing with finer pads to restore the finish and bring up the polish. It’s a lot of work but it will give the desired result. Happy with quote a date was set for the work to start.</p> <h2 class="wp-block-heading">Repairing a Limestone Tiled Bathroom Floor</h2> <p>To carry out the work I first prepped the room to protect the furniture and glass shower doors from being sprayed with residue from the milling that was about to start. Milling is a process of removing a fine layer of the limestone tiles using varying levels of coarse <a href="https://www.tiledoctor.co.uk/shop/category.aspx/stone-milling/34/" target="_blank" rel="noreferrer noopener">diamond milling pads</a> with different levels of grit. It is an important part of the process and one that required a great deal of patience and skill to ensure the tiles are kept flat and no indents are left by working on the area in an uneven way. The milling pads generate residue which is rinsed off with water and extracted with a wet vacuum, it also allows you to see the scratch starting to disappear after each pad.</p> <p>The next step was to bring up the polished appearance of the Limestone by applying a series of <a href="https://www.tiledoctor.co.uk/shop/category.aspx/stone-burnishing/19/" target="_blank" rel="noreferrer noopener">Burnishing pads</a> from Coarse to Very Fine. This process hones the stone adding a lovely deep shine.</p> <h2 class="wp-block-heading">Sealing a Limestone Tiled Bathroom Floor</h2> <p>Once the floor had been left to dry out for a couple of days, I returned to seal the floor with <a href="https://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-colour-grow-sealer-1-litre/3/" target="_blank" rel="noreferrer noopener">Tile Doctor Colour Grow</a>, an impregnating, colour enhancing and tough sealer. This was applied using a <a href="https://www.tiledoctor.co.uk/shop/item.aspx/cotton-sealing-cloths-pack-of-10/263/" target="_blank" rel="noreferrer noopener">white cotton cloth</a> and was left on for ten minutes. The residue was then buffed off with a <a href="https://www.tiledoctor.co.uk/shop/item.aspx/17-inch-buffing-pad-white/30/" target="_blank" rel="noreferrer noopener">White Pad</a> and left for thirty minutes. A second coat was applied and the same procedure followed. As you can see from the photos it was in quite a state and now needed a very deep clean to remove the grime and layers of Black Spot. Despite the numerous issues I was able to re-assure them that the loose stones could be secured the loose mortar replaced and I was confident of being able to clean the flagstones to a reasonable degree. I worked out a detailed quote which they accepted and a date scheduled for the work to start.</p> <figure class="wp-block-table"><table class="has-fixed-layout"><tbody><tr><td><img decoding="async" src="https://lancashire.tiledoctor.biz/wp-content/uploads/sites/3/2025/10/Sandstone-Patio-Before-Cleaning-Over-Kellet-2758-768x1024.jpg" alt="Sandstone Patio Before Cleaning Over Kellet" width="" height=""></td><td><img decoding="async" src="https://lancashire.tiledoctor.biz/wp-content/uploads/sites/3/2025/10/Sandstone-Patio-Before-Cleaning-Over-Kellet-2760-768x1024.jpg" alt="Sandstone Patio Before Cleaning Over Kellet" width="" height=""></td></tr></tbody></table></figure> <h2 class="wp-block-heading">Cleaning a Heavily Stained Indian Sandstone Patio</h2> <p>Work started with a power wash to remove loose grime and dirt; I use a high spec Karcher pressure washer for this which is more powerful (and certainly more expensive) than the usual range you find in most retailers.</p> <p>I worked in sections and after power washing one area the flagstones were covered in <a href="https://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-oxy-gel-1-litre/169/" target="_blank" rel="noreferrer noopener">Tile Doctor Oxy-Gel</a> which is a strong alkaline tile and stone cleaner that being a gel allows it to sit and soak into the stone. These long dwell times give the product time to breakdown the dirt and blackspot staining lifting it to the surface where it can be scrubbed away. The Black Spot had unfortunately been allowed to build up over several years as the customer was no longer able to clean it themselves. As such it was necessary to repeat this process several times stripping off a layer at a time.</p> <p>Once a section was clean, I was then able to re-lay any loose flagstones with a 3 to 1 mix of Sand and Cement and a bit of Admix. I was contacted by the letting agent who discovered the damage when the tenant moved out, although they were unsure of the cause I immediately recognised it as acid damage from the use of acidic limescale removers. These products are simply too strong for use on limestone which is acid sensitive and results in etching as shown in the photos.</p> <figure class="wp-block-image aligncenter is-resized"><img decoding="async" src="https://north-london.tiledoctor.biz/wp-content/uploads/sites/37/2025/04/Limestone-Tiled-Bath-Panel-Before-Renovation-Angel-N1.jpg" alt="Limestone Tiled Bath Panel Before Renovation Angel N1" style="width:550px" title="Limestone Tiled Bath Panel Before Renovation Angel N1"/></figure> <p>The agent had new tenant’s looking to move in, but they wanted to sort the acid damage out beforehand. The etching can be difficult to remove so to make sure a good result could be achieved I did a test clean on one tile of the bath panels. The result was great, so I gave a quote which was accepted.</p> <p>Given the fast nature of the London rental market there was very limited time between the old tenants moving out and the new in. However, I was able to collect the keys from the agent allowing me to squeeze the job in around my other projects.</p> <h2 class="wp-block-heading">Removing Acid Etching from Limestone Tiling</h2> <p>To remove the etching I had to burnish and literally resurface the limestone tiles using a <a href="https://www.tiledoctor.co.uk/shop/item.aspx/6-inch-set-of-four-burnishing-pads-inc-no-123-and-4/41/" target="_blank" rel="noreferrer noopener">set of diamond encrusted burnishing pads</a>. Naturally I can’t use large floor pads on wall tiling however Tile Doctor also do these pads in 6-inch which fit a handheld polishing machine.</p> <p>Work started with the application of a coarse 400-grit pad using water for lubrication, the soiling is then wiped away and the process repeated with an 800 and 1500 grit pads using the same process. These pads remove the etching and build up the polish on the Limestone.</p> <figure class="wp-block-image aligncenter"><img decoding="async" src="https://north-london.tiledoctor.biz/wp-content/uploads/sites/37/2025/04/Limestone-Tiled-Bath-Panel-During-Renovation-Angel-N1.jpg" alt="Limestone Tiled Bath Panel During Renovation Angel N1" title="Limestone Tiled Bath Panel During Renovation Angel N1"/></figure> <p>Some of the staining was very deep and so to get a good result I had to use coarser 120 and 200 grit diamond blocks first. These are small hand-held blocks available in different grits that can get into awkward spaces. The owner had booked a painter to decorate their house when they realised the bathroom tiles would let the overall finish down. Not wanting to have the cleaning done after the painting of the bathroom I was asked if I could do the work before the decorator started work in the bathroom.</p> <figure class="wp-block-image aligncenter"><img decoding="async" src="https://south-east-london.tiledoctor.biz/wp-content/uploads/sites/74/2025/02/Ceramic-Bathroom-Tiles-Grout-Before-Cleaning-Sidcup-0.jpg" alt="Ceramic Bathroom Tiles Grout Before Cleaning Sidcup" title="Ceramic Bathroom Tiles Grout Before Cleaning Sidcup"/></figure> <p>The tiles were ceramic laid in 30cm square tiles and these are usually very easy to maintain however in this case it was the grout and the silicone sealant where the work was needed. This sort of work can be completed in less than a day so I was able to find a space between two larger jobs I had planned.</p> <figure class="wp-block-table"><table class="has-fixed-layout"><tbody><tr><td><img decoding="async" src="https://south-east-london.tiledoctor.biz/wp-content/uploads/sites/74/2025/02/Ceramic-Bathroom-Tiles-Grout-Before-Cleaning-Sidcup-1.jpg" alt="Ceramic Bathroom Tiles Grout Before Cleaning Sidcup" width="" height=""></td><td><img decoding="async" src="https://south-east-london.tiledoctor.biz/wp-content/uploads/sites/74/2025/02/Ceramic-Bathroom-Tiles-Grout-Before-Cleaning-Sidcup-3.jpg" alt="Ceramic Bathroom Tiles Grout Before Cleaning Sidcup" width="" height=""></td></tr></tbody></table></figure> <h2 class="wp-block-heading">Deep Cleaning Bathroom Tile and Grout</h2> <p>I started by brushing <a href="https://www.tiledoctor.co.uk/shop/item.aspx/oxy-gel-1-litre/169/" target="_blank" rel="noreferrer noopener">Tile Doctor Oxy Gel</a> on the wall tile and grout. This is a strong alkaline tile and grout cleaner, which being a gel clings well to vertical surfaces. This is important as we find these cleaners work best if allowed to dwell and soak in for a good ten minutes first.</p> <p>The Gel was then scrubbed into the tile and grout by hand and then rinsed of with a high-pressure steam cleaner. The next step was to use <a href="https://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-duo-clean/200/" target="_blank" rel="noreferrer noopener">Tile Doctor Duo Clean</a> on all the grout lines. <a href="https://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-duo-clean/200/" target="_blank" rel="noreferrer noopener">Duo Clean</a> is a chlorine-based cleaner to remove mould and black spots. I sprayed it on and scrubbed in before leaving for ten minutes. I then sprayed and scrubbed the black marks again before rinsing with my steam cleaner.</p> <p>During this process I also removed all the mastic sealant from around the bath and in the corner of the wall tiling. When the mastic was removed and debris cleared away, I treated the exposed areas to more Duo Clean to get them clean as possible.</p> <p>Although the grout responded well to the treatment there were still dark patches in places. I had explained to the customer that this may be the outcome but not to worry as I did have a plan B if needed.</p> <h2 class="wp-block-heading">Grout Colouring Bathroom Wall Tiles</h2> <p>Once the tiles were dry, I started on Plan B which involved applying a <a href="http://www.tiledoctor.co.uk/shop/item.aspx/grout-colourant/6/" target="_blank" rel="noreferrer noopener">Tile Doctor Grout Colourant</a> to the grout lines. I used a Limestone Grout Colourant which matched very well with the tile and once complete was very difficult to detect. Oxford is a known hard water area with high readings of calcium carbonate in the water.</p> <p>Normally granite needs little maintenance however the calcium deposits in the water (often referred to as limescale) are deposited on the worktop surface and over time this slowly builds up.</p> <figure class="wp-block-image aligncenter is-resized"><img decoding="async" src="https://oxfordshire.tiledoctor.biz/wp-content/uploads/sites/23/2024/11/Limescale-Stained-Granite-Kitchen-Worktop-Before-Cleaning-Oxford-131955.jpg" alt="Limescale Stained Granite Kitchen Worktop Before Cleaning Oxford" style="width:550px" title="Limescale Stained Granite Kitchen Worktop Before Cleaning Oxford"/></figure> <p>There are several household products on the market that can remove limescale however you need to be very careful when using these on natural stone as they can make the problem much worse so wisely, we were asked to resolve the problem.</p> <h2 class="wp-block-heading">Removing Limescale from a Granite Worktop and Sink</h2> <p>Granite is not as acid sensitive as Limestone and Marble so to start I carefully applied <a href="https://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-grout-clean-up-1-litre/4/" target="_blank" rel="noreferrer noopener">Tile Doctor Grout Clean-up</a>. This was rubbed into the limescale then rinsed off with water.</p> <p>This was followed up with a set of <a href="https://www.tiledoctor.co.uk/shop/item.aspx/6-inch-set-of-four-burnishing-pads-inc-no-123-and-4/41/" target="_blank" rel="noreferrer noopener">six-inch Tile Doctor Burnishing pads</a> applying them in sequence from coarse to extra fine over each part of the Granite countertop. The pads are fitted to a hand buffer and the soil generated by the pads was rinsed off between pads with water.</p> <h2 class="wp-block-heading">Granite Kitchen Worktop Aftercare</h2> <p>The granite worksurface does not require an actual sealer to be applied so to finish I sprayed on <a href="http://www.tiledoctor.co.uk/shop/item.aspx/tile-doctor-stone-patina-spray-500ml/20/" target="_blank" rel="noreferrer noopener">Tile Doctor Stone Patina Spray</a> and buffed with a cloth to give it a high shine finish.
